5 Signs Your Roof Is in Need of Replacement

Every roof eventually reaches the end of its life. The challenge is knowing when a leak or a few missing shingles can be patched, and when the entire roof is telling you it needs to be replaced. If you live in Grand Rapids, Hudsonville, Jenison, or anywhere in West Michigan, these are the five signs that mean it's time to stop repairing and start planning a full roof replacement.

1. Your roof is 20-25 years old

Most asphalt shingle roofs last 20 to 25 years in Michigan. Even if it looks fine from the ground, aging shingles become brittle and lose the protective granules that shield them from UV, rain, and hail. If your roof is approaching or past this age, replacement is usually more economical than repeated repairs.

2. Shingles are curling, cracking, or missing

Curling or clawing shingles, cracked tabs, and bald patches are clear signs of material failure. Once shingles lose their flexibility, they can no longer shed water or seal against wind. A few damaged shingles can be replaced, but widespread damage across slopes means the roof is failing systemically.

3. Granules are filling your gutters

Some granule loss is normal, especially after a new shingle install. But if your gutters are consistently full of black, sand-like granules years into the roof's life, the protective coating is wearing off. Granules shield the asphalt from the sun; without them, shingles bake and crack much faster.

4. You can see daylight in the attic

Head up to your attic on a sunny day and look for streams of light coming through the roof deck. If light can get in, so can water, wind, and pests. Pinholes of daylight may be isolated, but multiple points of light or sagging decking usually indicate a larger structural problem that requires replacement.

5. Your energy bills are climbing

A failing roof lets conditioned air escape and allows hot, humid attic air to build up. If your summer cooling bills are rising and the attic feels like an oven, poor roof ventilation and insulation may be the culprit. A modern replacement with proper ventilation can lower energy costs and extend HVAC life.
